Move management

Move management is the whole relocation run as one project by one person. We hold the plan, instruct and coordinate everyone else involved, keep a single version of the facts, and carry the administration from the first conversation to the point you are unpacked and registered.

What is included

  • A written relocation plan with the sequence, the timings and the costs, produced after the first conversation and yours whether or not you engage us
  • A fixed quote that does not move with the price of your house, and written disclosure of any commission a third party offers us
  • Preparation and tracking of the residency, licence or business application
  • Instruction and coordination of the Jersey advocate, the tax adviser and any overseas adviser, briefed so you are not paying hourly rates for document-gathering
  • Property search run in parallel with the application rather than after it
  • Removals, shipping and vehicle logistics tendered and managed
  • The arrival layer: registration cards, banking, utilities, GP registration, schools, driving licences
  • One person answering the phone throughout, and one written thread you can read back

Why one person holds it

A Jersey relocation touches an advocate, a tax adviser, an estate agent, a bank, a removals firm, an employer and at least two arms of government. Each of them does their part competently and none of them is responsible for the whole.

The failures happen in the gaps. The advocate is waiting on a document the tax adviser has. The property completes before the status is settled. The bank wants a registration card that needs an address that needs a tenancy that needs the status. Nobody has done anything wrong and the move has still lost six weeks.

What we sell is the thing nobody else is paid to do: holding all of it at once.

What the first conversation produces

Forty minutes, at no charge, on what you are trying to do and when. We are not selling in it; we are working out whether there is a job here and whether we are the right people for it.

What comes out of it is a written relocation plan: the sequence, who has to be instructed at each stage, what each stage costs, and how long each one takes on the evidence available. It names the decisions you will have to make and the order they arrive in.

The plan is yours. Engage us and we run it. Decide against us and you keep it and run it yourself, or hand it to somebody else. We would rather write a plan you take elsewhere than hold a client who does not want to be held.

Who else gets instructed, and who pays them

A Jersey advocate does the conveyancing and any legal work, and is paid by you at their rate. A tax adviser in Jersey deals with the position here; an adviser in the country you are leaving deals with the position there. Those are two people, not one, and the second is the one that gets forgotten.

An estate agent is paid by the seller or the landlord out of the transaction. A removals firm is paid by you on a quote we tender. A bank, an employer and at least two arms of government sit in the chain and are paid by nobody.

We instruct and brief all of them. Where any of them offers us a commission, referral fee or introduction payment, we tell you in writing before we accept it, and you can tell us to decline it. What our fixed fee buys is the ability to say an adviser has over-quoted, or that an agent is showing you property you cannot occupy.

How the fee works

A fixed fee, quoted in writing after the first conversation, once the shape of the move is known. Not an hourly rate, and not a percentage of anything.

A percentage would give us an interest in the size of your purchase, and an hourly rate would give us an interest in the move taking longer. Neither is an arrangement under which the advice stays worth having.

Third-party costs — the advocate, the tax advisers, stamp duty, removals, shipping — are yours and are paid direct to the people doing that work. They appear in the plan as estimates so the total is visible before you commit, not after.

What this does not cover

We do not give legal, tax or investment advice, and we do not replace Locate Jersey, whose service is free and worth using. We instruct and coordinate the regulated people who do that work.

Before you ring

Do I have to use you for the whole move, or can I pick parts of it?
Parts of it. Move management is the whole thing run as one project, but application support, home search and settling in are separate engagements and plenty of people take one. The first conversation is where we work out which, and sometimes the answer is none of them.
How early should I get in touch?
Earlier than feels necessary. The gathering and evidencing stage runs for months on a High Value Residency case, and the property market moves independently of your application. Most of the expensive problems in a Jersey move are sequencing problems, and sequencing can only be fixed in advance.
Are you an estate agent or a law firm?
Neither. We are not a law firm, a tax practice, an estate agent or a regulated financial services business. We instruct and coordinate the regulated people who do that work, and our regulatory position sets out the boundary in full.
What happens if the move falls through?
You keep the plan and you pay for the work done to that point, not for the stages that never happened. A move that stops because the honest answer turned out to be no is a good outcome, and we would rather reach it in month one than month six.
Do you work with people who are only considering Jersey?
Yes, and it is the best time to talk. The first conversation is free and produces a written plan you keep. If it tells you Jersey is the wrong island, it has done its job.
