The cost of living in Jersey

Jersey is expensive, and the expensive parts are not the ones people budget for. Housing and healthcare do more damage to an arriving household's finances than the price of a pint ever will.

Figures checked against gov.je.

Housing is the number that decides whether a Jersey move works. Everything else on this page is a rounding error next to it.

Housing

The binding constraint, and it is worse than the raw prices suggest because of residential status. A household on Standard status (which replaced Registered on 14 September 2026) is limited to renting registered accommodation, and Entitled for Work holders largely so, which is a smaller and proportionally more expensive slice of the market than the qualified stock most published price data describes.

That means two households on identical salaries can face very different housing costs depending on a classification neither of them chose. Before you budget, establish which market you are actually shopping in. Renting in Jersey and buying as a new arrival cover each side.

Healthcare

The category that catches out almost every UK arrival, because it is not the NHS.

You pay to see a GP in Jersey. There is a subsidy for residents, and there are schemes for people on lower incomes, but the appointment has a price and the price is per visit. A family that used the NHS without thinking about it needs to budget for primary care as a real monthly line. How Jersey healthcare works and what to register for.

GST, and the import trap

Goods and Services Tax applies broadly and at a rate well below UK VAT, so day-to-day it is a mild positive.

Moving your household is usually not where it bites. New residents can claim transfer-of-residence relief on household effects and a private car, broadly where you have owned them at your former home for at least 6 months and lived outside Jersey for at least 12. Sell or lend them within 12 months and the GST becomes payable.

The trap is everything outside that relief: furniture bought new for the move, a car you have not owned long enough, and the steady drip of overseas online orders. Check the conditions against your dates before the container is packed. Bringing a car.

Energy, food and the freight premium

Everything arrives by sea. That freight cost sits inside the price of food, building materials, furniture and fuel, and it is why the weekly shop reads higher than an equivalent UK town.

Energy is a mixed picture: much of the island’s electricity comes by cable from France, and heating oil remains common outside town. Ask what a specific property is heated by before you sign for it — the difference between an oil-heated granite farmhouse and a modern flat is not marginal.

Transport

Small island, so distances are short and fuel spend is low. Vehicle ownership costs differ from the UK: there is no road tax, because it is built into the fuel price, and Vehicle Emissions Duty is due when a car is first registered here.

Public transport exists and is decent along the main routes into St Helier, and thin in the rural north. Most households outside town run two cars, which is a cost, and parking in St Helier is a cost on top of it.

Childcare and schools

Childcare is expensive and demand outstrips supply in the popular parishes; join lists earlier than you think you need to.

Schooling splits between the States system, fee-paying States schools and independent schools, and the fee-paying tier occupies a middle ground that does not exist in most of the UK. How Jersey schools work.

Social security and tax

Jersey levies its own social security contributions and its own income tax. The maximum personal rate is 20%, with allowances and a marginal rate that bring most earners’ effective rate below it. There is no capital gains tax and no inheritance tax, though probate carries its own stamp duty.

For a higher earner the tax position is favourably different from the UK. For a median earner facing Jersey housing costs, the tax advantage is smaller than the cost disadvantage. Which of those you are is the whole question, and it is worth modelling properly before you commit.

None of the above applies to a High Value Resident, whose income is taxed under a separate regime with a minimum annual contribution attached. How the High Value Residency tax rate is structured sets out what it covers and what still falls outside it.

Jersey figures change and superseded numbers stay in circulation. Confirm anything you are about to act on withgov.jebefore you rely on it. This guide is relocation guidance, not legal or tax advice.

Questions on this

Is Jersey more expensive than the UK?
Materially, yes, and the gap is widest in housing. Statistics Jersey publishes a Retail Prices Index and periodic comparisons with the UK; check the current figures rather than any blog's summary, this one included.
What is GST?
Goods and Services Tax, Jersey's equivalent of VAT, charged at 5% and applied broadly. It also applies to imports — online orders from overseas above the threshold, and a car or household goods that do not qualify for transfer-of-residence relief.
Do I pay UK National Insurance?
No. Jersey has its own social security contributions, and there is a reciprocal agreement with the UK covering some benefits. Check your own position rather than assuming continuity.
Is anything cheaper than the UK?
A maximum personal income tax rate of 20% is lower than UK higher rates, there is no capital gains tax and no inheritance tax, and GST is well below UK VAT. For higher earners the tax side genuinely favours Jersey; the cost side does not.
